Terms of service
Effective date: October 25, 2026
These terms are an agreement between you and Thinkfleet AI, LLC, a North Carolina limited liability company ("iSpector", "we", "us"). They cover the iSpector web app at app.ispector.ai, the iSpector inspector app, the iSpector API, and the ispector.ai website (together, "iSpector").
If you accept these terms for a business, you confirm you are authorized to bind that business, and "you" means the business. By creating an account, or by using iSpector, you agree to these terms and to our privacy policy. If you don't agree, don't use iSpector.
What iSpector is
iSpector is software for home inspection businesses: scheduling and online booking, inspection reports and templates, pre-inspection agreements, client and agent portals, repair requests, quotes, invoices and payments, an inspector app, client and agent emails and texts, a phone system, reviews, websites and website chat, an AI assistant ("Flo") and related tools. Features depend on your plan. We may change, add or remove features over time. If we remove a feature that is central to a paid plan, we will tell you in advance.
Accounts
- You must be at least 18 and able to form a binding contract. iSpector is for business use, not personal or household use.
- Sign-in is provided by our account provider, Base316. Give accurate information and keep it current.
- Each login is for one person. Don't share logins. Each login can be signed in on two devices at a time (for example, a computer and a phone); a third sign-in signs out the oldest.
- Keep your password and devices secure, and turn on two-factor sign-in. You are responsible for what happens under your account and for the people you invite to your business. Tell us right away at legal@ispector.ai if you think your account has been compromised.
- The account owner controls the business's account, its users and roles, and its billing.
Plans, trial and billing
Plans. iSpector has three plans, Solo, Team and Company, billed monthly or yearly, plus optional add-ons (such as the phone system and the AI receptionist). Current prices, what each plan includes and its monthly allowances are on our pricing page. Prices are in US dollars and exclude taxes, which we will add where required. Inspections are unlimited on every plan.
Free trial. A new business gets a 14-day trial of the Team plan, with smaller allowances during the trial. No card is needed to explore it; texting clients, buying phone numbers, calls, the AI receptionist, campaigns, visit safety lookups and other services with a usage cost need a payment method on file, which is not charged until the trial ends. If the trial ends without a payment method, the business moves to the Solo plan and is not charged until it adds a payment method. Nothing is deleted.
Payment and renewal. Paid plans and add-ons are billed in advance for each month or year and renew automatically until canceled. You authorize us (through Base316 and its payment processor) to charge your payment method for each period, and for usage and purchases described below, which are billed in arrears. Plan changes, your payment method and invoices are managed in the billing portal (Settings → Billing).
Inspectors and office users. Each plan includes a number of inspector seats and office user seats. A member is an inspector when their role is Inspector or their account is linked to an active inspector record; everyone else (owners, admins, dispatchers and office staff) is an office user, and pending invitations count. You can buy extra seats on the plans that offer them, at the prices on the pricing page; each extra seat is billed for every period until you lower the number. Each login is for one person.
AI-assisted inspections. AI on an inspection report (the inspection assistant, the writer and photo suggestions) is counted per inspection, not per use: an inspection counts once, the first time its report is published after AI was used on it. Each plan includes a monthly number of AI-assisted inspections; past it, each one is billed at the per-inspection price shown on the pricing page. During the trial, AI-assisted inspections stop at the trial's allowance.
AI credits. Each plan includes a monthly allowance of AI credits for the rest of iSpector's AI (Flo, website and campaign writing, review reply drafts, website chat, call summaries, the AI receptionist's model use and template import). When the allowance and any purchased credits run out, those features stop until the next month or until you buy more; they do not run up extra charges. Credit packs are used after the monthly allowance and expire one year after purchase. Unused monthly allowances don't carry over.
Texts and emails. Each plan includes a monthly allowance of text message segments and of emails sent through iSpector email. Past the allowance, texts and emails are billed at the rates on the pricing page. To protect you from a runaway campaign, sending stops for the month at 10 times the allowance. During the trial, sending stops at the included allowance. Emails sent through your own email provider are not counted.
Phone usage. With the phone system, extra numbers, call minutes, recording, transcription, AI receptionist minutes and text registration fees are billed monthly in arrears at the rates shown in the app before you turn them on.
Changing plans. You can upgrade or downgrade at any time in the billing portal. A downgrade never deletes your data: you can still see everything you made, but features outside the new plan stop working and you can't add members above its seats unless you buy extra seats.
Price changes. We may change prices. Changes apply to new subscriptions right away and to existing subscriptions from the next renewal after at least 30 days' notice. If you don't agree, you can cancel before the change takes effect.
Refunds. Fees are non-refundable, including for partially used periods, unused allowances and unused credits, except where the law requires otherwise.
Late payment and ended subscriptions. If a payment fails, we may limit paid features until it is resolved. If your subscription ends, iSpector becomes read-only: you can still see and export your data, and your clients can still view and pay what you sent them, but you can't make changes until you choose a plan.
Payments from your clients (Stripe Connect)
iSpector lets you take card and bank (ACH) payments, and pay-over-time payments where Stripe and its partners offer them, from your clients through Stripe Connect.
- To take online payments you must open your own Stripe account through iSpector and be approved by Stripe. You manage that account in your own Stripe dashboard. Payment processing is provided by Stripe, and you agree to the Stripe Connected Account Agreement, which includes the Stripe Services Agreement. iSpector may share information about you and your transactions with Stripe, and Stripe may share them with iSpector, to provide the service.
- Fees. iSpector does not charge a fee on online payments. Stripe charges its processing fees directly to your Stripe account, under your agreement with Stripe; they are shown in Settings → Payments and on each payment. We may introduce an iSpector payment fee only with notice under "Price changes".
- Card fee. If you choose to pass card processing fees to your clients, you confirm that you have checked and will follow the card networks' rules and the laws of your state and your clients' states (some states prohibit or limit card surcharges), that you have told Stripe where required, and that you offer a way to pay without the fee. iSpector applies a cap, shows the fee before payment, returns it on debit and prepaid cards and skips states it knows prohibit it, but these safeguards are not legal advice and do not make your fee compliant.
- You are the seller. You are responsible for your prices, your services, refunds, chargebacks and disputes, taxes, and your clients' authorization for any saved card or automatic payment.
- iSpector does not store full card or bank account numbers; they are entered on Stripe's pages.
- Disconnecting Stripe stops new online payments and automatic charges. Your Stripe account and balance stay with Stripe.
Your data
You own your data. Everything you and your users put into iSpector, including your clients' and agents' information ("Your Data"), belongs to you. You give us permission to host, copy, process, transmit and display Your Data only as needed to provide, secure and support iSpector, as described in our privacy policy.
Your responsibilities. You are responsible for Your Data and for having the right to put it into iSpector, including any notices and consents your clients, agents and website visitors need. For their personal data, you are the controller and iSpector processes it for you as your service provider. If you need a data processing agreement, email legal@ispector.ai and we will provide ours.
Export. You can download reports and lists from the app, and you can ask us for an export of Your Data at any time, including for 30 days after your account closes. After that we delete it as our privacy policy describes.
Usage data. We may use information about how iSpector is used (for example, feature usage and performance), in a form that does not identify you or your clients, to run and improve iSpector.
Feedback. If you send us ideas or feedback, we may use them without obligation to you.
Inspection reports and agreements
- You and your inspectors are responsible for every inspection and report. iSpector is software; it does not inspect property, and nothing in it is professional advice. You are responsible for the report's content (including wording suggested by the AI or taken from a starter template or comment library), for meeting your state's licensing law and standards of practice, and for what you publish and send.
- Starter agreements and templates are a starting point, not legal advice. Have an attorney licensed in your state review and adapt any agreement before you use it. You are the party to each agreement with your client; iSpector is not.
- Electronic signatures. iSpector records your client's electronic signature with the exact wording signed, the time and the device details. You are responsible for any consent your clients' laws require before they sign or receive records electronically, and for giving a paper copy when asked.
- Sharing. You decide who sees a report or repair request (for example, the agents on an inspection). Share only with people your client has agreed to.
Phone calls and recording
If you use iSpector's phone system, you are responsible for following call recording and telemarketing laws. Recording is off unless you turn it on. When it is on, iSpector plays a recording notice by default and always plays it when either party is, or may be, in a state that requires everyone's consent; if you turn the notice off for other calls, you are responsible for that choice. The AI receptionist always says it is a virtual assistant and that the call is transcribed. Keep recordings only as long as you need them.
Texting, email and consent
iSpector sends emails and texts on your behalf, through iSpector's own providers or the email and text providers you connect. You are the sender, and you are responsible for following the law, including the Telephone Consumer Protection Act (TCPA), the CAN-SPAM Act, state telemarketing and texting laws, and your carriers' rules. In particular:
- Text a client or agent only with their consent. Mark a number "OK to text" only when that person has agreed, and get the stronger written consent the law requires before sending marketing texts.
- Register for US A2P 10DLC before texting US numbers. On an iSpector-provided number, iSpector submits the registration with the details you give; they must be true and match your IRS records. On your own text provider, register through it.
- Honor opt-outs. iSpector processes STOP and unsubscribe requests automatically; don't work around them or re-add people who opted out.
- Don't send spam, misleading messages, or messages to purchased or scraped lists.
iSpector provides tools that help (consent per contact, quiet hours, opt-out handling, a footer with your business address), but they don't make your messages compliant on their own.
iSpector text alerts
iSpector's own text alerts are a separate program from the texts you send your clients. If you turn them on in Settings → Notifications, iSpector texts your cell phone number from its toll-free number about your work and account: inspections assigned to you or canceled, and account, billing and integration alerts. Message frequency varies. Msg & data rates may apply. Reply STOP to cancel and HELP for help, or turn alerts off in Settings → Notifications. Alerts are optional and not required to use iSpector. Carriers are not liable for delayed or undelivered messages. Questions: support@ispector.ai. Our privacy policy explains how we handle your number; we never share it for marketing.
Reviews
If you connect your Google Business Profile, you must follow Google's policies. In particular, ask every client for a review the same way. Don't "gate" reviews (sending only happy clients to Google), offer incentives for reviews, or post fake reviews. Replies you post from iSpector are public on Google.
AI features
iSpector's AI features (Flo, the AI assistant; the inspection assistant, writer and photo suggestions; review reply, website and campaign drafts; website chat; call summaries and the AI receptionist) use AI models from Anthropic, and speech services from Deepgram.
- AI can be wrong. Output may be inaccurate, incomplete or inappropriate. Review it before you rely on it, send it or publish it. iSpector shows drafts for review and asks you to approve every change Flo proposes; once you approve, publish or let an automatic setting apply a suggestion, the result is yours.
- AI does not inspect. AI suggestions on a report are not an inspection or a professional opinion. The inspector must check every finding against what they observed before the report is published.
- AI that talks to your clients (website chat and the AI receptionist) says it is an AI. Don't configure or describe it as a person.
- Don't use AI features for decisions that need professional judgment (such as legal, tax or safety decisions) without checking them.
- You own the output you create with AI features, to the extent the law allows. Similar output may be generated for others.
Websites
If you publish a website with iSpector:
- You are responsible for everything on it: text (including text drafted by AI), photos, prices, claims, licenses and reviews, and for having the right to use any content you upload. Don't publish false or misleading claims.
- Stock photos come from Unsplash and Pexels under their licenses. iSpector credits the photographers on your site, as those licenses ask; don't remove the credits. Uploaded images must be yours or licensed to you.
- You are responsible for your own domain name. If you take your site down or cancel, it goes offline.
- You are responsible for any notices your website needs, such as a privacy notice for your visitors.
Acceptable use
Don't use iSpector to:
- break the law or anyone's rights, including privacy, consumer protection, anti-spam and intellectual property law;
- send spam or unsolicited messages, or collect people's data without permission;
- upload malware, or anything illegal, harassing, hateful or sexually explicit;
- probe, scan or test iSpector's security, get around its limits or plan controls, or access another business's data;
- overload iSpector, or scrape it by automated means other than our API;
- copy, resell or reverse engineer iSpector, or build a competing product with it;
- use the API or webhooks in a way that harms iSpector, its users or anyone else.
We may suspend messages, features or accounts that break these rules or put iSpector, our users or the public at risk. Where we reasonably can, we will tell you first and give you a chance to fix it.
Third-party services
iSpector works with services you choose to connect, such as Stripe, Google Business Profile, Google Calendar, Microsoft Outlook, QuickBooks Online, Xero, Twilio and email providers. Your use of them is governed by their terms, and you are responsible for your accounts with them. We are not responsible for third-party services, and we may stop supporting one if it changes or ends.
Our intellectual property
iSpector, including its software, design and documentation, belongs to us and our licensors. We give you a limited, non-exclusive, non-transferable right to use iSpector for your business while your account is in good standing, under these terms. We keep all rights not expressly granted.
Availability and support
We work to keep iSpector available and your data safe, but we don't promise uninterrupted service, and there is no service level agreement unless we agree to one in writing. We may need downtime for maintenance and updates; we try to schedule it at quiet times. Support is by email and chat.
Cancellation and termination
- By you. You can cancel your subscription at any time in the billing portal. Cancellation takes effect at the end of the paid period.
- By us. We may suspend or end your access if you materially break these terms (including non-payment) and don't fix it within a reasonable time after notice, immediately if needed to prevent harm or comply with the law, or with 30 days' notice for any other reason. If we end your account for no reason of yours, we will refund any prepaid fees for the unused period.
- After termination, your right to use iSpector ends. You can ask for an export of Your Data as described under "Export". Sections that by their nature should survive (such as fees owed, ownership, disclaimers, limitation of liability, indemnity and governing law) survive.
Disclaimers
ISPECTOR IS PROVIDED "AS IS" AND "AS AVAILABLE". TO THE FULLEST EXTENT THE LAW ALLOWS, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT ISPECTOR WILL BE UNINTERRUPTED, ERROR-FREE OR SECURE, THAT AI OUTPUT WILL BE ACCURATE, OR THAT MESSAGES WILL BE DELIVERED. ISPECTOR DOES NOT GIVE LEGAL, TAX OR ACCOUNTING ADVICE; YOU ARE RESPONSIBLE FOR YOUR OWN COMPLIANCE, TAXES AND RECORDS.
Limitation of liability
TO THE FULLEST EXTENT THE LAW ALLOWS:
- NEITHER PARTY WILL BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, DATA OR GOODWILL, EVEN IF TOLD THEY WERE POSSIBLE.
- EACH PARTY'S TOTAL LIABILITY ARISING OUT OF OR RELATING TO THESE TERMS OR ISPECTOR WILL NOT EXCEED THE AMOUNTS YOU PAID TO ISPECTOR IN THE 12 MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM.
- THESE LIMITS DO NOT APPLY TO YOUR OBLIGATION TO PAY FEES, TO YOUR INDEMNITY OBLIGATIONS, OR TO LIABILITY THAT CANNOT BE LIMITED BY LAW.
Platform fees and Stripe's processing are covered by the Stripe agreements as well as these terms.
Indemnity
You will defend and indemnify iSpector and its officers, employees and contractors against any third-party claims, and the resulting losses, damages and costs (including reasonable legal fees), arising from Your Data, your messages, calls and websites, your inspections, reports and agreements, your dealings with your clients and agents, or your breach of these terms or the law. We will tell you promptly about any such claim, let you control its defense, and cooperate reasonably at your expense. You may not settle a claim in a way that admits fault for us without our consent.
Governing law and disputes
These terms are governed by the laws of the State of North Carolina, without regard to its conflict-of-laws rules. Any dispute will be brought in the state or federal courts located in Cabarrus County, North Carolina, and both parties consent to their jurisdiction. Before filing a claim, each party agrees to try to resolve the dispute informally by contacting the other for at least 30 days.
Changes to these terms
We may update these terms. We will post the new version here with a new effective date, and for material changes we will tell account owners by email or in the app at least 30 days before they take effect. Continuing to use iSpector after a change takes effect means you accept it. If you don't agree, cancel before then.
General
- Entire agreement. These terms, the privacy policy, and any order form or written agreement we sign with you are the whole agreement between us about iSpector. If they conflict, a signed agreement wins.
- Assignment. You may not transfer these terms without our consent. We may transfer them to an affiliate or a successor in a merger, acquisition or sale of assets.
- Severability and waiver. If a part of these terms can't be enforced, the rest still applies. Not enforcing a term isn't a waiver of it.
- Force majeure. Neither party is liable for delays caused by events beyond its reasonable control, except for paying fees.
- Notices. We send notices to the account owner's email address. Send notices to us at legal@ispector.ai.
- Independent parties. We are independent contractors; these terms don't create a partnership or employment relationship.
