Find a home inspector near you
Search home inspection businesses in every US state, look over their profiles and ask for an inspection in a minute.
Featured: iSpector members are shown first.
How listings are ordered
- iSpector members are businesses that pay for iSpector's inspection software. Their listings come first and carry an “iSpector member” badge. That placement is paid for.
- Next come businesses that claimed their free listing, then listings nobody has claimed yet. Within each group, nearer inspectors come first.
- Ratings never change the order. A rating shows once it rests on at least three ratings, with its source and count; unclaimed listings show none.
Search by ZIP, by city with its state, or by business name.
How it works
Ask the inspector you choose.
Your contact details go only to the business you send a request to. Listings never show phone numbers or email addresses.
Step 1: Search your area
Type the ZIP of the home, a city with its state, or the name of a business you were given.
Step 2: Look over the profiles
See where each business is and, for a ZIP search, how far it is from the home. Businesses that manage their listing can add what they do, the area they cover and their website.
Step 3: Ask for an inspection
Send your request from the profile: the address of the home, a preferred date and how to reach you. It goes to that inspector only.

Questions, answered
Something else on your mind? Ask us and a person will answer.
Does it cost anything to search or send a request?
No. Searching the directory and asking an inspector for an inspection are free. The inspector you choose quotes you their own price.
Why can’t I see a phone number or email address?
Listings never show an inspector’s phone or email. You ask through the profile’s form and iSpector passes your request on, so your details go only to the business you picked.
What happens after I send a request?
If the business manages its listing on iSpector, your request reaches it right away and it contacts you. If not, we let the business know someone asked for an inspection; it receives your details only if it claims its free listing within 14 days. If it hasn’t joined within 2 days, we email you a few other inspectors near you; your first request still stands.
Why are some inspectors shown first?
iSpector members, businesses that pay for iSpector’s inspection software, are shown first and carry an “iSpector member” badge: that placement is paid for. Next come businesses that claimed their free listing, then listings nobody has claimed yet. Within each group, nearer inspectors come first. Ratings never change the order.
Where do the ratings come from?
Each rating says where it comes from and how many ratings it rests on. “Verified iSpector clients” are ratings from clients after a completed inspection, one per inspection, good or bad. Members who connected their Google Business Profile can also show their Google rating. A rating shows only from three ratings, and never on an unclaimed listing.
Some profiles say “Books online”. What does that mean?
That business takes bookings online through iSpector. Its profile has a Book online button that opens its own booking page, as well as the request form.
How do I search by city?
Type the city and choose its state from the list next to the search box. A ZIP or a business name works without a state.
Where do the listings come from?
Listings start from public business data (Overture Maps) and from inspectors who add their own business. Inspectors can claim their listing for free to edit it and receive requests.
