How listings are ordered
- iSpector members are businesses that pay for iSpector's inspection software. Their listings come first and carry an “iSpector member” badge. That placement is paid for.
- Next come businesses that claimed their free listing, then listings nobody has claimed yet. Within each group, nearer inspectors come first.
- Ratings never change the order. A rating shows once it rests on at least three ratings, with its source and count; unclaimed listings show none.

Can I write home inspection reports in iSpector?
Yes. Inspection reports are included on every plan. Customize a residential inspection template, add findings, severity levels and photos, and publish a branded PDF and online report.
Can reports wait for payment or a signed agreement?
Yes. Choose immediate release, payment, a signed agreement, or both. Clients see what they need to complete before the published report opens.
Can I work in a basement without signal?
Yes. The offline-first iOS and Android app keeps inspection details, notes and photos on the phone and syncs when you reconnect. It is on Google Play now; the App Store version is coming soon.
Who counts as an inspector?
Anyone who inspects: inspectors, and owners or admins who do inspections themselves, so a solo owner is their own one inspector. Each plan includes 1 on Solo, 2 on Team, 5 on Company. Add more for $59 per extra inspector a month on Solo and Team, or $49 on Company. Inspections are unlimited on every plan.
How does the free trial work?
You get 14 days of Team to try every feature. No card needed to explore; add a card to start texting and calling. Texting, calling, phone numbers and anything else with a usage cost wait for a card on file, and nothing is charged until the trial ends. The trial includes the phone system and AI receptionist with 1 number, 100 call minutes and 30 AI receptionist minutes. Pick a plan any time. If the trial ends without one, your account moves to Solo and keeps all your data.
What is an AI-assisted inspection?
A report the AI assistant helped write (the assistant, the writer or photo suggestions), counted once when the report is first published. Each plan includes some every month: 10 on Solo, then $2 each; 30 on Team, then $2 each; 100 on Company, then $1.50 each, billed with your next bill. Inspections without AI help are never counted.
Are there payment processing fees?
Customer payments run through Stripe. Cards are 3.2% + 30¢ and ACH bank payments are 1% (capped at $10), which covers Stripe's own fee. There's no extra monthly fee for payments.
